Survey and Diagnostics Before purchase, commission a full diagnostic survey. French law requires sellers to provide certain reports (DPE energy rating, asbestos, lead, termites), but a structural survey is your responsibility and absolutely essential for older properties. ### 2. Planning Permission (Permis de Construire) For significant works — changing the building's footprint, altering the roofline, or modifying the façade — you'll need a permis de construire from the mairie. Smaller works may only require a déclaration préalable. Your architect will guide this process. ### 3. Finding Artisans Word of mouth is king in rural France. The following is a transcript of our property tour with American clients who restored a French ruin into their dream home with the HCB Renovations Group.
Richard: Today we're visiting a property that was a complete ruin when our clients purchased it, and now it's been transformed into an absolutely stunning family home. Let's go inside and hear their story.
Client: When we first purchased this, we thought all of the spaces would be so small, but it's amazing once they take down all the other things that were there and found the beams and everything else. The rooms are so much bigger than we ever thought they were going to be. It's so much more spacious.
Richard: And you really wanted to preserve the original character?
Client: We really wanted to preserve as much of the original as we could. So we kept all of the beams and they did an amazing job refinishing those. And then as you can see on the walls, they took that down and found all of the original wood beams.
Richard: That must have been a great day when they uncovered those.
Client: Oh, it was fantastic. They sanded all of those down and re-stained them.
Richard: This was such early stages — were you able to play the major part in the design?
Client: Yeah, for the most part. They had some really good ideas already developed. And so we stuck with several of those and then made adjustments along the way. And they would send videos every couple of days — "this is what we're looking at, how do you want to do this?"
Richard: Walking around your house actually just makes you want to do it.
Client: At one point this whole area was covered — you didn't see any stone. They had covered it all up with plaster and it was all wallpapered. The original plan was just to cover it up and make a wall over it. And then I said, let's see what's behind there. So once they took all of the plaster down, they found all of this beautiful stone. And so then they found the whole wall, the beautiful stone and the beam above the door. And so we restored all of that.
Client: We were trying to include at least a shower and sink area in each bedroom. The utilization of space that they were able to achieve is amazing. We never could have dreamed that this room would feel this big.
Client: Our top two concerns were to keep the integrity of the house as much as we could, and to utilize as much space as smartly as we could. They were so clever in how they took advantage of that.
Client: We can't take the credit for this. Richard and his team and Tony and the construction team — this was their plan. But it was just so easy with them. You could trust them. You knew that they were going to do a good job. It's been a great experience. His vision for what you can do with a space is amazing. They really made it come together beautifully. It's an amazing feeling from what it started to what it's become, how they've transformed it, the quality of their workmanship. I've never been happier with our decision.
